This commercial development consists of a retail unit on the ground floor with office space in the upper floors. The design concept was to reduce and integrate with the context and character of the area.
This was achieved by a sensitive use of materials and through breaking the facade area into plot widths that conform to the traditional plot widths of the area. The building is clad in selected brick with aluminum windows and a mixture of a selected stone finish to the ground floor of the retail unit, offices and the tower at the junction of Capel /Abbey Street.
Setbacks and sleight height variations at the penthouse level are used to reduce massing and minimize visual impact. The corner of Capel Street is the only exception to this, where the development steps up to the to act as a punctuation mark to the rhythm of the facades along Capel Street, and serve as a visual marker at this important junction.
