The East India Docks Competition sought to intensify use on an existing office estate connected by its own DLR station to the City of London, Canary Wharf and Stratford. Existing developments comprised of four office buildings with ancillary retail and leisure uses. The brief requested design proposals for the phased upgrade and extension of existing buildings on the site and the provision of new office space and residential accommodation.
This scheme provides for an intensification of the existing estate with no loss of office space by proposing a new tenancy strategy and staged incremental site liberation and residential redevelopment.
New office space and apartments with ancillary retail and communal facilities are provided within a placemaking strategy that gathers commercial & retail uses about the new entrance square, adjacent to Naval Row, where all modes of circulation are brought together, engaging the existing pond as a major recreational amenity.
