The project is located on a sloping site in the seaside village of Passage West, and comprises an apartment building and a terrace of houses, arranged so that the buildings and open spaces step with the existing contours, and seaviews from dwelling living spaces are maximised.

The pavilion apartment building is split into two forms, which responds to the sloping context, and allows views from the units over the existing green space to the south of the site.

The terrace of houses that are located along the northern boundary of the site are split level, utilising the sloping site to create tall living rooms with sea views.  The back gardens of the houses  will protect the security of the private space of the adjoining property.
