Griffin Point residential development approaching completion

Our Griffin Point project, located on lands at the former Columbian missionary site on Hole in the Wall Road in Dublin, is now approaching completion. This significant new residential development will deliver 424 apartment homes, alongside a childcare facility and dedicated residential amenity spaces, contributing to the provision of high-quality housing in north Dublin.

The development has been delivered in two phases, with each phase comprising three residential blocks constructed over a substantial double basement. The project demonstrates an innovative approach to residential construction through the extensive use of Modern Methods of Construction (MMC), helping to enhance build quality, programme certainty and on-site efficiency.

The external building envelope is formed using factory-manufactured sandwich wall panels, produced under controlled conditions to ensure a high level of precision and quality. These panels are delivered to site fully finished, incorporating brick slips with pointing, pre-installed vents and integrated windows, significantly reducing on-site installation works.

Internally, the structural frame and floor slabs are constructed entirely from precast concrete elements. Because much of the building system is completed off-site, the structural components arrive on site in a highly coordinated sequence. This approach allows the construction process to be significantly streamlined, reducing programme risk while improving overall cost efficiency and build certainty.
