Hayfield is an infill apartment scheme, comprising two courtyard blocks arranged around central gardens. It provides a well-articulated built edge to the Graduate roundabout and acts as a good neighbour in an established two-storey residential context. The scheme is intended for the rental market and is equipped with a generous resident’s amenity facility.

The project adjoins several two- and three-storey residences and completes the urban grain at this highly visible site and street frontage.

The scheme increases in height from the southwest rising toward the roundabout street edge. Lower building heights to the southwest of the site respect existing individual dwellings and help modify between the two-storey context and the 5-storey building.

The external facades of the scheme are framed in steel, punctuated by recessed panels of brick. A strong and varied frontage is provided to the Graduate roundabout with a penthouse colonnade topping off the elevation. Large openings in the generous roof overhang allow light to spill down into the apartments below while providing a strong visual edge to the street.
