Clancy Quay Phase 3 completes the redevelopment of the former barracks complex. A new urban block frames the Officers Mess’, a protected structure, while also providing a strong urban edge to the movement corridor of the R148 and the adjacent rail network.

The buildings are modulated so that the taller elements address the urban scale of the approach route to Dublin, forming a gateway to the Heuston Station Strategic Development & Regeneration Area. Breaks between the buildings offer views towards Bully’s acre. Lower elements and colonnades facilitate the transition in scale between the Officers’ Mess and the contemporary structures.
